NJ Summer Vacation Rentals

      We realize that there are a lot of good kids in the world, and don't want to punish them because of the acts of a few bad kids. But, we also have to protect ourselves and our investment.
       For the above reasons, we will consider renting to groups of teenagers for Proms, Graduations, Etc. if the following conditions are met:

1)At least one parent must sign the lease and take responsibility for the group.
2)The parent must call me to confirm that they are signing the lease.
3)All people staying at the house must be listed on the lease (no more than maximum occupancy allowed).
4)Only the people listed on the lease are allowed in the house.
5)No parties with people other than those on the lease.
6)No alcoholic beverages are allowed in the house if people are under 21.
7)No Kegs or beer balls allowed at any time.
8)No drinking games allowed (Beer pong, etc.)
9)Due to burns on rugs and furniture, no smoking is allowed in the house.
10)There will be a $1000 security deposit that will be refunded provided the place is left clean with no damage and police were not called to the property during rental period,.
11)If any of the above rules are broken or the police are called to the home, all rent and security money will be forfeited and you will be asked to leave immediately.
12)Keep in mind that there may be other tenants above or below you, and there are neighbors on both sides - please be considerate.
13)At the end of your stay the unit must be cleaned and left in the same condition as it was when you enetered.
14)Any extra cleaning that has to be done will be deducted from the security deposit.

      If any of the above rules are broken, everyone will be asked to leave immediately, and no refund will be given. If you refuse to leave, the police will be called to evict you.   If I get called in the middle of the night due to noise, the police will be called and told to evict you. If any damage is done to the property in excess of the security deposit, we expect to receive the difference. If you refuse, we will take you to court (we have done it before).

      As we stated above, we realize that most kids are good, but these rules are for the few who are not. If you think you will have any problem abiding by these rules, don't bother to call us. But if you think that they are fair, and you have no problem with them, then we would love to hear from you.

    The following rentals are available for group and prom rentals in the months of May and June. We have properties at 4 different locations available that can sleep anywhere from 2 - 30 people at the same location.
    We have a 3 family house at 25 L St. in Seaside Park which is a half block from the beach and only about 6 blocks from the Seaside heights boardwalk. It has two 3-bedroom units that sleep 8 each and a 1 bedroom unit that sleeps 4, so depending on which units you rent, the property can sleep groups of 2 - 20 people or any number in between.
    We also have a 4 family house at 74 O St. in Seaside Park that is a block and a half from the beach and only 3 blocks from the Seaside Heights boardwalk. It has two 2-bedroom units that sleep 6 each and two 1-bedroom units that sleep 4 each, so depending on which units you rent, the property can sleep groups of 2 - 20 people or any number in between.
We also have two 3 bedroom 2 bath rentals and a 3 bedroom 1 bath at 101 Trenton Ave. in Lavallette that can sleep from 8 - 30 people or any number in between.
    The last rental we have is at 51 Hiering Ave. in Seaside Heights, which is right across the street from the boardwalk and beach!! It is a huge 2 bedroom condo that can sleep up to 6 people.
